To begin with, look at yourself. Many sellers forget that their own behaviour says a million words. If you’re frosty, rude and bored then your property will have the same negative feeling so ensure that your demeanour is open, approachable and friendly.

A property viewing starts from the outside. First impressions matter and you only get one chance. Remember you’ve got to bring people in so consider what the outside of your property looks like to people driving up for the first time. Your property should at least look better than your neighbour’s. Revamp your front door, add a security light, plant some flowers and declutter any exterior porches. Once inside, you need to allow the potential buyer to imagine his or her own family in the property. These rooms should not look like they need major renovations as it can indicate that a lot of money needs to be spent. As they inspect the house, a buyer wants to see that everything works including doors, locks, draws, toilets, sinks, and lights. It’s also important not to ignore necessary repairs. If a buyer can see minor mistakes, it will alert them to think about the damage that they cannot see.

To maximise every property viewing, you should stage your house like a show home. However, be realistic about your property and remember that not everyone will like it – similar to how you were when you visited homes before buying. Detach yourself from the memories and take a financial perspective. This is now a business transaction.

One thing that really affects the selling process is homeowners not being flexible. The more flexible you are about visits, the more people will be able to see your home. Be ready for visitors early in the morning, at night and on weekends, with little notice.
