While our instant valuation tool gives a fantastic quick estimate of your home, if you do want to sell in the future, re-mortgage, or just understand your home’s true value, you should take the next steps of bringing us round for a completely free, non-obligation, accurate sales valuation.

Home improvements

First, we need to explain how our instant valuation tool works. It pulls local recent and historic data from various property websites such as Rightmove, Onthemarket, Google, etc. to make an estimate on the value. It considers what your home sold for previously, how many rooms it has, the footprint of the property, and what similar homes in the area have sold for recently.

What it CANNOT do, is know what updates, home/garden improvements, and design choices you’ve made which may raise the home value. This means the estimate may be below what you could realistically get for it if you took it to market now.

The local market

While the tool does pull local market data in the form of recently sold similar properties nearby, it won’t have the same level of understanding and experience in the current local market as an Estate Agent.
